The project entails the complete exterior and interior transformation of an existing 11-story office building into 110 luxury apartments with ground-level retail. Originally built in 1958, the office tower is located in downtown Long Beach and affords stunning ocean and city views. The renovation includes the full seismic retrofit of the existing steel frame structure and the addition of a new curtain wall system to incorporate apartment terraces for each unit. A new glass structure containing the clubhouse, pool and fitness center is located on the roof, which is capped by a dramatic winged canopy. The existing one-story pavilion at the ground floor is transformed into a neighborhood market and restaurant.
